

Residential Apartment Project in Jumeirah Garden This project aims to align with Dubai’s geography by offering a model of small-scale apartments combined with high-quality semi-open and open living spaces. The design integrates compact residential layouts with open spaces, responding to local climatic and urban conditions, and Dubai’s zoning regulations. Key Design Strategies: • Semi-Open Spaces: Shared walls between units are replaced with semi-open spaces, providing each unit with an independent semi-open terrace. These shaded terraces connect to the living areas via large openings, enhancing indoor-outdoor integration. • Shaded and Semi-Open Living: These spaces improve residential quality, especially in small-scale apartments, offering natural ventilation, indirect lighting, and enhanced livability. • Unit Geometry: Each residential unit is divided into four distinct sections, with semi-open terraces breaking shared boundaries. These voids allow indirect light into corridors and facilitate cross-ventilation when needed. • Corridor Lighting and Ventilation: This spatial organization not only enhances unit quality but also improves natural lighting and airflow in communal hallways. Ground Floor Design: The ground floor includes a lobby and community hall. Skylights in the podium roof illuminate parking areas and lobby spaces, while circulation design (e.g., parking ramps) allows for a double-height lobby, creating an open and inviting atmosphere. Architectural Form and Materials: • Curved Edges: Each residential unit is treated as an independent volume with curved corners, maximizing views of Sheikh Zayed Road and the coastal front. • Double Layer Facades: The façade employs materials balancing transparency and solidity. Thin marble laminated with glass creates semi-transparent panels, functioning as thermal and light regulators. These panels provide soft lighting when closed and can open (sliding or accordion-style) for clear city views. At night, the semi-transparent façade glows softly. • Material Flexibility: Panels can be operated manually or via smart systems. Cost-effective alternatives like translucent concrete (a blend of concrete and glass) can also be implemented if budget constraints arise. Amenities and Layout: • Podium Landscape: The rooftop of the parking structure is landscaped, featuring an outdoor pool, jacuzzi, gym, café, and changing rooms. • Villa and Duplex Units: The northern side includes a private villa with a dedicated courtyard, while the 7th and 8th floors feature two duplex units. These duplexes include private rooftop courtyards with jacuzzis, ensuring complete privacy. Internal elevators connect these units directly to the rooftop. • Residential Units: The project comprises 24 independent apartments, two duplexes, and one villa with a private courtyard. This project redefines compact living by integrating semi-open spaces, innovative materials, and high-quality amenities, creating a unique residential experience tailored to Dubai’s environment and urban lifestyle.
